What You Need

Virginia Salesperson
License Requirements

To become a licensed real estate salesperson in Virginia, you'll need to meet the Real Estate Board's general requirements and complete each step below. Here's the full path — start to finish.

General Eligibility
🎂

Be at least 18 years old

You must be 18 or older to apply for a Virginia salesperson license.

🎓

High school diploma or equivalent

A high school diploma or its equivalent (such as a GED) is required.

Meet the Education Requirement

Complete a 60-hour Board-approved course in the Principles of Real Estate. That's exactly what this program delivers — 60 DPOR-approved hours, taught live and in full.

Pass the State & National Exam

Sit for the Virginia salesperson exam through PSI. You must pass both the State and National sections.

  • Both sections are administered by PSI
  • Passing scores are valid for one year from your test date
  • We prepare you for both portions before you test

Pass a Background Check

A criminal background check is required as part of your application.

  • Have your fingerprints taken at a Virginia PSI testing location
  • Your complete application must be on file with the Board within 45 days — background checks expire after 45 days
  • Miss that window and you'll need to be re-fingerprinted (and pay additional fees)

Submit Your License Application

Send your complete salesperson license application to the Virginia Real Estate Board (DPOR), with all required documentation and fees.

  • Apply within one year of passing the exam — or your exam scores expire and you'll have to retest
  • Use the most recent application form downloaded directly from the DPOR website

Activate Under a Sponsoring Broker

Your license must be activated under a sponsoring broker before you can practice. We'd love to welcome you to BPRE.

Don't forget: Post-License Education

Within your first year of licensure, all new Virginia salespersons must complete a 30-hour Post-License Education (PLE) course to keep an active license. Fees and forms change — always confirm the latest requirements, application form, and current fees directly on the DPOR Real Estate Board website.
